Room size and breakfast are reasonable for the price.

We have very much appreciated our stay there (5 nights in room 708, from November 1 to 6, 2008): - good smell, non-smoking room and floor (7th) - clean and large twin room with free LAN Internet - good breakfast buffet, choice of American and Japanese food - very friendly and helpful at front desk, English is usually good - not in central location but close to many major bus lines: 205 for Kinkaku-ji and Kyoto station, 202 for Nijo, 203 for Gion, 28 for Arashiyama, etc.

there's a mos burger right beside the hotel which makes lovely breakfast :) one of the down side's is its location relative to the attractions / sight-seeing places -- it's on the west side of gion area (but only 3 hankyu stations away) and north-west of kyoto station.

Although there is plenty of food, restaurants, grocery stores, you will need to hop on a bus to see the sights.

Great area for food - short train ride from main part of Kyoto, and the hotel is right near the train station.

The accommodation was average size, bed was good, front desk were friendly and helpful and breakfast was also good.

I had a great breakfast every morning at Bread's Court located on the northwest side of the major intersection just north of the hotel.
